Terms of Service

basha.bd is a rental listing marketplace. We provide a platform where landlords can advertise properties and tenants can discover and contact them. We are not a real estate agent, broker, or party to any rental agreement. Any lease, payment, or dispute is strictly between the landlord and the tenant — basha.bd has no involvement.

The Service currently covers rental properties in Bashundhara Residential Area, Dhaka, Bangladesh.

You must be at least 16 years old to use the Service.

By using the Service you represent that the information you provide is accurate, that you have the legal capacity to enter into these Terms, and that you will comply with all applicable laws of Bangladesh.

You are responsible for keeping your password secure and for all activity that occurs under your account. Do not share your credentials. Notify us immediately at bashakhujibd@gmail.com if you suspect unauthorized access.

We may suspend or delete accounts that violate these Terms, at our discretion, with or without prior notice depending on the severity of the violation.

If you list a property on basha.bd, you agree to:

• Accuracy. Provide truthful, complete, and up-to-date information about your property — location, rent, size, amenities, availability, and photos. Misleading listings will be removed.
• Ownership or authority. Only list properties you own or are lawfully authorized to rent out on behalf of the owner.
• Timely updates. Remove or mark a listing as unavailable promptly once the property is rented or no longer available.
• Legal compliance. Comply with all applicable Bangladeshi laws regarding tenancy, housing standards, and anti-discrimination.
• Photos. Only upload photos you have the right to use. Do not use stock images or photos of a different property.

Listings are subject to review and approval before going live. We reserve the right to reject or remove any listing that violates these Terms or our content standards.

If you use basha.bd to find a property, you agree to:

• Contact landlords in good faith and only for genuine rental enquiries.
• Write honest, first-hand reviews based on your actual experience living at the property.
• Not harass, impersonate, or misrepresent yourself to landlords.
• Understand that contact details revealed on listings are provided directly by landlords and basha.bd makes no guarantees about their accuracy.

You may not use basha.bd to:

• Post false, misleading, fraudulent, or duplicate listings.
• Scrape, harvest, or collect data from the platform by automated means without our written consent.
• Attempt to reverse-engineer, decompile, or interfere with the Service or its infrastructure.
• Post spam, unsolicited promotions, or malicious content.
• Impersonate another person or entity.
• Engage in any activity that violates Bangladesh's Digital Security Act or any other applicable law.
• Use the platform for anything other than genuine property rental listings and enquiries in Bashundhara R/A.

Violations may result in immediate account suspension and, where warranted, referral to relevant authorities.

You retain ownership of the text, photos, and other content you submit ("Your Content"). By submitting it, you grant basha.bd a non-exclusive, royalty-free, worldwide licence to store, display, resize, and distribute Your Content solely for the purpose of operating and promoting the Service.

This licence ends when you delete Your Content or your account, except where copies have already been distributed (e.g. cached by search engines) or where retention is required by law.

You are solely responsible for Your Content. Do not upload content that is defamatory, obscene, infringing on a third party's intellectual property, or otherwise unlawful.

basha.bd charges no fees to tenants, ever. Browsing, saving, and contacting landlords is free.

basha.bd does not process, hold, or facilitate any rental payments. All financial transactions — security deposits, advance rent, monthly rent — are handled directly between landlord and tenant. basha.bd has no liability for any payment dispute.

If we introduce paid features for landlords in the future (e.g. featured listings), we will provide at least 14 days' notice and you will be able to opt out.

The Service is provided "as is" and "as available" without warranties of any kind, express or implied.

• We do not verify the ownership, condition, or legal status of any listed property. Always conduct your own due diligence before signing a lease or handing over money.
• We do not verify the identity of landlords or tenants beyond basic account checks. Meet in person and exercise caution before any transaction.
• Listing information — price, availability, photos — is provided by landlords and may not always be current or accurate.
• The Service may be unavailable from time to time due to maintenance, technical issues, or factors outside our control.

To the maximum extent permitted by applicable law, basha.bd and its founders, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of (or inability to use) the Service — including but not limited to rental disputes, fraud by third parties, loss of data, or financial loss resulting from a transaction conducted through the platform.

Our total liability to you for any claim arising from the Service shall not exceed the amount you paid us in the 12 months preceding the claim (which, for free users, is BDT 0).

You may stop using the Service and delete your account at any time by contacting bashakhujibd@gmail.com.

We may suspend or terminate your access without notice if we believe you have violated these Terms, abused the platform, or acted in a way that could harm other users or the Service itself.

On termination, your listings and profile will be removed. Sections 7 (content licence for already-distributed content), 9 (disclaimers), 10 (liability), and 13 (governing law) survive termination.

We may update these Terms from time to time. If the change is material, we will notify registered users by email at least 7 days before the new Terms take effect. Minor changes (typo fixes, clarifications that don't affect your rights) take effect immediately on posting.

Continued use of the Service after the effective date constitutes acceptance of the updated Terms. The "Last updated" date at the top reflects the most recent revision.

These Terms are governed by and construed in accordance with the laws of the People's Republic of Bangladesh. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of Dhaka, Bangladesh.
